Most of time commercial money lenders specially provide hard money loans or bridge loans. these money lenders prefer to provide loans on short terms. sometimes commercial borrowers provide loans for 5to 10 year and ask for balloon payment at time of expiry. On some occasions lenders may also ask for prepayment penalty. Commercial bridge loans or hard money loans are short tern loans. These loans are made easily available if one has property to place as security as it reduces the risk on part of lender. In these type of loans borrowers credit history is kept in mind and also valuation of assets is done. If one has property to place on security then rate of interest remains low.
